The Elk Grove Village Façade Improvement Program offers 50% reimbursement—up to $150,000—for exterior upgrades to existing buildings located in eligible TIF districts. A total of $1 million in funding is available, with grants awarded on a first-come, first-served basis while funds last.
Step 1. Check Your Location
To qualify, your property must be located in one of our eligible Tax Increment Financing (TIF) districts listed below:
- Arlington Heights/Higgins TIF
- Higgins Corridor TIF
- Busse/Elmhurst TIF
Step 2: Confirm Project Details
To be eligible for a Façade Improvement Grant:
- Only existing commercial or industrial buildings are eligible.
- New construction projects are not eligible.
- The program only funds exterior façade improvements.
- Proposed improvements must be separate and distinct from any work being done under other Village tax incentive programs.
Step 3: Eligible Improvements
Eligible Improvements
Eligible façade improvements include, but are not limited to:
- Restoration or replacement of exterior architectural features
- Installation or repair of windows and doors
- Exterior painting and masonry work on the facade
- Installation of awnings or canopies
- Upgrading signage in accordance with Village codes
- Enhancements to exterior building lighting fixtures
Ineligible Improvements
The following are examples of ineligible expenses:
- Interior renovations or improvements
- Roof repairs or replacements
- Parking lot resurfacing or repairs
- Fencing that is not integral to the façade design
- Routine maintenance or repairs
- Improvements not visible from the public right-of-way
- Landscaping
- Sidewalk replacements
